Entitlements
What are they and how do they create value?
Zoning and Site Plan Approval are typically defined as “entitlements”. Because there are few land parcels zoned for multifamily development, most properties have to be rezoned before they can be improved with high-density, high-quality apartments. Entitlements typically take 12-18 months to obtain and the process includes collaborating with community leaders, city planning staff and city officials.
